Flow of architectural design, design, and supervision (new construction of general housing)

01 Contact us

02 Consultation (first time free)

The first consultation is free of charge.

We will ask you about the building size, budget, purpose, image, etc.

If the site has been decided, please show us the information about the land.

 

 

 

03 Preparation of proposal (about 1 month)

Based on your requests and site data, we will organize the legal conditions, etc., and create a model of the site area.

We will consider the architectural possibilities of the location and create a proposal.

 You will be shown a 1/100 scale model of the proposal with approximately 5 A3 pages during the presentation.

      Presentation fee/10,0000 yen (liquidated only in case of cancellation)

 

 

 

04 Design contract

At this point, you will be required to pay the first design and supervision fee.

 

 

 

05 Basic design (about 2 to 3 months)

Based on the proposal, we will examine the plan, examine the cross section, select materials, and examine the structure and equipment.

We will create design documents.

 A basic design document of about 15 A3 pages and a 1/30 scale model will be shown at the presentation.

At this point, you will be required to pay the second design and supervision fee.

 

 

 

06 Implementation design (about 2 months)

We will create detailed drawings based on the basic design.

Before submitting the estimate, we will explain the actual design drawings to the client, listen to any areas of concern, and make corrections.

At this point, you will be required to pay the third design and supervision fee.

 

 

 

07 Estimate submission/confirmation application (about 3 months)

We will explain the detailed design drawings to about three construction companies and request construction estimates.

After an estimate period of approximately one month, the construction company will submit a construction estimate.

We will carefully examine the submitted estimate and confirm that it is an appropriate amount.

If the cost exceeds the budgeted amount, we will reconsider the specifications and make adjustments to the estimate.

After the estimate adjustment is completed, we will submit the confirmation application to the reviewing agency.

A confirmation certificate will be issued after a review period of approximately 2 weeks to 1 month.

 

 

 

08 Construction/site supervision (about 6 months)

A construction contract will be signed between the client and the construction company, and construction will begin.

Once construction begins, we will supervise the site once a week to ensure that the construction is being carried out according to the design documents.

We will provide explanations of the construction work to the client as necessary.

At this point, you will be required to pay the fourth design and supervision fee.

 

 

 

09    Completion

A completed inspection will be completed during the review period, and an inspection certificate will be issued.

After settling the final construction costs, we will conduct a completion inspection and hand over the property in the presence of the client.

Construction will be completed within one to one and a half years after receiving your consultation.

At this point, you will be required to pay the 5th design and supervision fee.

 

 

 

10 1 year inspection

One year after delivery, a one-year inspection will be conducted in the presence of the construction company to check for any defects.

I will check it.
